Title

Consider Planning Commission recommendation regarding petition M-2011-11 by Rock Hill Rescue Squad to rezone approximately 2 acres at 610 S. Anderson Rd. from Single-Family Residential-3 (SF-3) to Limited Commercial (LC).  Tax parcel 628-09-05-008

Strategic Goal:  Manage growth through the development of infill strategies and growth policies for the urban fringe.

Body

The applicant is requesting the rezoning so that a rescue squad station would be permitted outright and so that commercial uses would be permitted if the property is sold.  Under the current SF-3 zoning, a rescue squad station is a Special Exception and commercial uses are not permitted.  The applicant is trying to raise funds to build a station on the site, but they may decide to sell the property and use the proceeds to buy an existing building. The Planning Commission recommended denial of the rezoning at their June meeting.  See attached staff report for more information.
