Title

Consider Planning Commission recommendation regarding petition M-2011-22 by Fifth Third Bank to amend the Ebenezer Village PUD Master Plan for approximately 19.71 acres at the corner of Hollis Lakes Road and Renowned Blvd.  Tax parcel 589-01-01-020 & 593-18-01-062.

Body

The applicant is proposing the following amendments to the existing PUD Master Plan:

                     -                     Replace the proposed 75 townhouse lots on the southern portion of the property with 49 single-family detached garden home lots.

                     -                     Revise the PUD Development Standards in accordance with the change from townhomes to garden homes. 

                     -                     Replace the proposed pool and cabana with a playground in the amenity area.

The applicant cites a lack of demand for new townhomes as the reason for proposing the change from townhomes to garden homes.  No changes are proposed to the roads that have been installed or to the proposed 23 single-family detached lots on the northern portion of the site.  The Planning Commission recommended approval of the rezoning at their November meeting.  See attached staff report for more information.
